Insurance and security deposit

When you rent a real property, the lessor will ask for a security deposit. In the meantime, the lease imposes a tenant insurance and you will need a proof when you check in the housing.

Indeed, the security deposit do not exempt you of having a proper insurance. And a tenant insurance do not exempt you of a security deposit.

Those 2 measures are complementary:

The security deposit

This amount of money will be used to pay potential expenses that are not included in the rent (water or heating or electricity extra cost) or to fix damages made by the tenant but not included in his/hers home insurance.

For example, if a tenant accidentaly break a lamp, comprehensive home insurance contracts will not pay back the damage. The security deposit will be used. The deposit can also be used when the rent is not paid.

 

The home insurance

It refunds many damages but the accidentally deterioration of furniture is not covered. However, your civil liability will be covered (as a tenant and in your private life) and also home damages (included your personal belongings) in case of fire, water damage, theft, vandalism, broken glass, electrical damages as written in the contract and the additionnal guarantees taken.
